Tips for New Homeowners

The real estate transaction is done and you’re closing on the house of your dreams! From finding a reliable handyman to understanding your property taxes, Jennifer Sullivan, Realtor-Associate at ERA Justin Realty, shares some tips to make your first homeownership experience a success.

1. Connect the utilities

One of the first things you should complete prior to moving in is connecting all of your must-have utilities—water, gas and electricity, cable/internet—before you move in.

1. Change the locks before you move in

Don’t wait to change the locks. Jen recommends hiring a locksmith, changing the locks and getting new keys before you move into the home.

1. Create a Maintenance Schedule

Create a home maintenance checklist to ensure you keep your home in top shape over the years. This includes replacing air filters, cleaning gutters, carpet cleaning and pressure washing the exterior. Budget for those tasks each year, as well as for unexpected repairs.

1. Label

Go through all the breakers in your electrical box and label them. Label the incoming and outgoing pipes, as well as the shut-off valves, for your water and sewer service. Taking a little bit of time now will make it much easier to diagnose and fix any problems that may arise in the future.

1. Get to know your neighbors

Meeting your next-door neighbors is one of the most important things you can do once you move in. After all, you never know when you’ll need a good neighbor to grab the mail or water the plants when you’re out of town.

1. Maintain an emergency fund for unexpected home problems

As a new homeowner, be prepared to deal with unexpected problems that might arise with the home, such as: the AC system dying, plumbing problems, mold problems, pest problems or structural issues.

1. Find a reliable handyman

One of the best things you can do for yourself (and for your house) is to find a reliable and trustworthy handyman to help with home projects. A good handyman should be a “jack of all trades,” who is able to help with a variety of home service needs.

1. Take your time with renovation projects

Want to make changes to the home? Unless you are buying new construction, it is natural to want to change things ASAP once you move in. Take it one project at a time to save money. It also helps to first live in the house for a bit to see what it is you really need to change and prioritize from there.
