Five Tips for Making the Best Offer

Today’s real estate market is a powerhouse combination of  high homebuyer interest and low housing inventory.  That means there are many buyers competing for a limited number of houses for sale.  “It’s more important than ever that buyers know how to make a confident and competitive offer,” says Cristina Munoz, a sales associate with ERA Justin Realty Co.

Here’s Cristina’s five tips for success when making an offer.

Work with a Trusted Real Estate professional

Buying a home can be an emotional process.  A trusted agent can help you stay focused on the process and what you really want and need.  “I work with my buyers to understand their must-haves and use my expertise to guide them toward an offer that keeps their financial needs in mind as well,” says Cristina.

Understand Your Finances

Having a complete understanding of your budget and how much house you can afford is essential. “The best thing you can do is get pre-approved for a loan early in the homebuying process,” Cristina advises. “It shows sellers you’re serious, qualified, and gives you a competitive edge if you enter a bidding war.”

Move Quickly

According to the National Association of Realtors (NAR), the average property sale today receives over three offers and is on the market for just a few weeks, if not days. When you find the right home, be prepared to submit an offer as quickly as possible.

Make a Fair Offer

Take advantage of your agent’s expertise to make an informed offer based on the market and condition of the home, and the recent home sale prices in the area. “Your lowest offer isn’t always your best offer,” adds Cristina. “I work with my buyers to present their offer in the best possible light.”

Be Flexible

Strengthen your position with an offer that includes flexible move-in dates, a higher price, or minimal contingencies.
