Ditch the Clutter
“This should always be the first step,” says Fara, “Take a look around and throw out any extra papers, magazines, broken toys, and anything stained that isn’t worth saving. You’d be surprised what a big dent in clutter trashing things can make” Once the trash is out of the way, organize your excess items into two piles, one to sell and one to donate. “We know this is easier said than done. If you’re in doubt about a sentimental item, keep it, pack it and store it away for your new house.”
Remove Personal Items
“Get a head start on packing by boxing up all your personal photos and memorabilia,” says Fara, “Homeowners need to be able to picture themselves in your home, not you.” Start with family photographs on the walls or framed on any flat surfaces.
Fix What’s Broken
“If you’ve been putting off paint touch ups or torn window screens, now is the time to do it,” says Fara. Most buyers want a move-in ready home. Fixing little things can add up to a bigger sale price. If bigger jobs like an updated kitchen or new roof are needed and you don’t want to spend the time or money, be prepared to negotiate a discount instead.
Take Great Pictures
Now that your place is all spruced up, it’s time for pictures. “Professional photographs are one of the best ways to capture a buyer’s attention,” says Jennifer Darby Metzger, Broker/Owner of ERA Justin Realty, “So many buyers shop online before attending open houses or setting up a viewing. If your house doesn’t look picture perfect, it could cost you the ideal buyer.” Use the photography session as an opportunity to showcase coveted elements of your home, like a large yard, pool or luxurious primary bedroom.
