Do you think spring is the best time to put your home on the market? “In the past, this may have been true, says Cathy Vick, a sales associate with ERA Justin Realty Co. “But today’s power combination of high buyer traffic and low inventory makes now the optimal time to sell.”
High Buyer Demand
Buyer showings on residential properties are up more than 55% year over year according to ShowingTime, which tracks these statistics on a monthly basis. “We are seeing similar trends locally,” Cathy adds, noting, “In winter we generally see a slowdown of activity but that has not been the case this season.”
Low Inventory
According to the National Association of Realtors (NAR) the inventory of existing homes for sale is continuing to drop dramatically. And while homebuilders are increasing construction, they cannot keep up with the growing demand. “Simply put, it’s best for sellers to capitalize on this moment sooner rather than later,” Cathy advises. “With interest rates at historic lows, we have more buyers in the market than ever. Those who want to close with the best possible terms shouldn’t wait until spring to put their homes on the market.”
Act Now
If you’re thinking of putting your house on the market, don’t wait. Lawrence Yun, NAR’s Chief Economist notes, “The demand for home buying remains super strong. With persistent low mortgage rates and some degree of a continuing jobs recovery, more contract signings are expected in the near future.” Cathy suggests, “Don’t wait for that increase in competition in your neighborhood. The sooner you put your house on the market, the better your chance to get ahead of the pack and get the best possible offer for your home.”
