Jennifer Sofia  has joined ERA Justin Realty Co. to launch and grow its commercial division, Justin Commercial.  Her background includes  over 15 years of experience in various aspects of commercial real estate.

 

Prior to joining ERA, Jennifer held positions at Colliers and Cushman & Wakefield where she worked on both landlord and tenant representation assignments. Her main focus was on Retail leasing, dispositions, mixed use development and asset repositioning as well as market analysis and strategic planning.
 
Jennifer has also worked directly with such national retailers as AC Moore, Burger King and Cabela’s in their expansion plans and site selections.

Prior to joining Cushman & Wakefield, Jennifer held the position as Asset Manager in the Property Development department of Toys ‘R Us. There, she managed the company’s portfolio of owned and leased assets throughout the United States and Puerto Rico. This position included a vast range of responsibilities including increasing property values by pad site development, re-negotiating lease terms, operating and easement agreements, rent restructures, surplus leasing, and the coordination of company wide initiatives and construction projects.

 
 With a real estate career that originally began as a paralegal, Jennifer worked as a property manager for a privately held property owner. In this position she headed leasing and development efforts as well as all aspects of property management for more than 500,000 square feet of retail, office and warehouse space. Specific negotiations included CAM billings/audits, contract negotiations, lease negotiations and tenant coordination.  In this role she worked with area franchisees for Quizno’s, Dunkin Donuts, Kabloom and Retro Fitness to expand their market presence. She also successfully marketed and negotiated leases with Hudson City Savings Bank, Party City, CVS, Family Dollar and the New Jersey division of Motor Vehicles among others.

Flashback to spring 2011, ERA Justin Realty was approached by Rutherford Recreation to be a sponsor of a Rutherford Little League girls softball team. Without hesitation the answer was a resounding yes, never realizing that that team would be honored as the champs for that season.

Joana Iliescu, an active and focused sales professional with ERA Justin Realty offers North Jersey Newspapers readers, important tips on Relocation for kids. “Every year millions of families move. One of the most important issues to anyone with kids is their reaction to the news that they’re moving and their adjustment to the new home. Being informed is very important to children. One of the worst mistakes we can make as adults is to assume that kids don’t care or won’t understand the details. Keeping them ‘in the loop,’ consulting them about choices whenever possible, and including them in the family game plan will work wonders toward their adjustment.”  Other factors depend on a child’s age, she continued:
“Preschool childrenKids under the age of six may worry about being left behind, or being separated from their parents. If you go on an orientation or house-hunting trip before hand without the children, it’s important to reassure kids this age that you will be back; bring something unique back to them from the new town. It’s also very important for them to express their feelings about the move. Give them a job to do – have them be responsible for boxing up their favorite toys, and ‘labeling’ their boxes with crayons and stickers.

Ages 6 to 12Elementary age kids are usually most concerned with how the everyday routines of their lives are going to change. Showing them pictures, videos and magazines of their new home will help a lot, especially if you can find new places in advance for the things they like to do. If your child takes dance lessons, find and share information about the new dance studio he or she can go to. If they takes karate, or play soccer or baseball bring that information home.  Even if their favorite thing to do is the park or the pizza parlor, find these places in your new neighborhood and get brochures, pictures or videos.

TeenagersTeenagers are most concerned with fitting in. They may react angrily to the move, even insist they’re not going. This is usually due to the total lack of control they have over everything important in their lives – friends, school and jobs – being disrupted. These children can be very worried about making new friends, and what will be different in the new school. They are curious about the clothing, hairstyles, bicycles, cars, etc. that kids in the new city will have. Pictures of all these things are very helpful, so if you take an orientation trip be sure to take many detailed photos/videos of the schools they will be attending.

Other tips for making the transition
1) Give young children an entertaining travel kit for the move.
2) Give older children a diary for recording the trip and move.
3) Give children of all ages a special address book and stationery set for keeping up with old friends.
4) Take videos of the new home if the kids won’t get to see it before the move. Arrive well before the movers so kids can explore and become acquainted first.
5) Give children a chore to do, such as working on their room (younger), supervising little siblings (middle), and painting or arranging furniture (older kids).
6) Take a break with the family as soon as possible to explore the museums, sights and recreation in your new city.
7) Arrange a visit to new schools and a meeting with the teacher before the actual first day of attendance.
8) Encourage the children to bring new friends home.

Regardless of when you move, prepare your children well for the transition. By planning ahead, you’ll be able to offer them a few details of what to expect. Give the kids plenty of opportunity to express their feelings about the move, and their anxieties about the new school, new friends, teachers, and their sadness at leaving all that is familiar. Try to find ways to address your own emotional needs and your stress load so that you appear available to the kids at all times. Their concerns will only be heightened if they see you with concerns. Find a balance with yourself and your kids, and keep communication open. Planning and organizing can help keep stress to a minimum.  Keep an eye out for signs of stress and anxiety in your kids. Different children have different needs, certainly, and all kids process stress differently. If you do notice acting out or other behaviors that indicate adjustment problems, talk to the guidance counselor or the pediatrician about how to proceed.  Share your feelings and encourage the kids to see the move as a family adventure. You’re all in it together. You will all experience emotional ups and downs, and it’s important that everyone understands how normal these feelings are. Acknowledge the emotions of moving. Looking ahead to the new house, new school, and new friends should shortly be an exciting experience.”

Presenting courses for the fifth time, this course is an overview of the current real estate market with information and a Q&A period. Their course will be presented on March 7, 2016, course #227 at Rutherford High School, between 7:00-9:00 PM.

ERA Justin Realty recently organized a special event at Rutherford, NJ. Attended by a room of residents and book enthusiasts who wanted to meet Jessica Knoll.  An energizing evening was had by all.
 

From New York, she arrived, spent an informal and fun-filled evening with the residents, chatted with everyone and all enjoyed a question and answer period. Jessica brought a supply of her best selling novel, Luckiest Girl Alive as gifts to all, for a donation to Muscular Dystrophy for the MDA Summer Camp for kids 2016 fundraiser.
 
Jessica Knoll came to New York City to be a writer but didn’t have any real plan on how to achieve that.
 
After several assistant jobs and internships, she found herself unemployed and on the verge of having to pack up and abandoned her dreams. Then she landed one more job, this time at Cosmopolitan magazine, and at the peak of her magazine career as a writer, she left Cosmopolitan to become a novelist. But this time, she had a plan.
 
Knoll said, “My debut novel Luckiest Girl Alive was released in May and has been on the New York TimesBestseller List for weeks. Hollywood’s Reese Witherspoon is now producing a film adaptation, and I’m writing the screenplay.”
 
 She further talked about the deliberate moves she’s made in her life and in her career to get her to where she is today. The borough of Rutherford’s many neighbors and friends joined together for a book reading and book signing, enjoyed light refreshments which was hosted by E RA Justin Realty Co.

ERA Justin Realtor® Glenn Elliot named NJ CRS of the Year
 
Rutherford – Glenn Elliot, a Broker Associate at ERA Justin Realty, has been named CRS of the Year by the NJ/DE Chapter of Certified Residential Specialists for the year 2015. This is the 2nd time in Glenn’s nearly 40 year career that he has received this honor. CRS (Certified Residential Specialist) is a Realtor designation that requires successfully completing intensive real estate training and meeting certain production requirements. Only 30% of Realtors hold this distinguished designation. Glenn was voted this honor by members of the NJ/DE CRS Chapter.
 
Glenn was also named Realtor of the Year by the RealSource Association of Realtors in 2009. Glenn was Secretary/Treasurer and Internet coordinator for NJCRS in 2011. ERA Justin Realty has 4 associates who hold the CRS designation: Glenn Elliot, Fara Espandi, Cathy Vick.
 
In presenting the first CRS of the Year award to Glenn outstanding words were heard. Michelle Rosenkoff, 2011 President of NJCRS Chapter said “Thank you Glenn for all that you have done and continue to do for the Chapter. You have been awesome and I am truly grateful to have had you on my leadership team.” 2012 President, Richard Bradford said, “Glenn has incredible dedication,” and Laura Shifrin, a Realtor from Massachusetts who was Regional Vice President for the National Council of Residential Specialists said “Glenn has done a great job all year long. New Jersey is very fortunate to have him and blessed as well.”
 
Ron Darby, ERA Justin Broker offered, “Glenn has always been committed to service to both our industry and the communities we serve, be it Muscular Dystrophy, the North Jersey Lions District Charitable Foundation, the Rutherford Lions Club, 55 Kip Center and other charities. He is the first to volunteer his services. One can find Glenn at 6:00 AM cooking hundreds of pancakes for local breakfasts and serves the area Kip Senior Center in many of their charitable events. With all of this said, he serves our industry in leadership capacities. We  are extremely proud of his achievements.
