ERA-JUSTIN ACHIEVERS POINT WAY TO SUMMER SALES

Lawns greening and ERA Justin Realty with strong real estate listings and sales. A time when families focus on real estate, but the first question asked is, “How do I price my house?”
Ask ERA Justin Realty first quarter 2017 award achievers Glenn Elliot, Ilene Harpuder, Kristen Davis, Carol D. Calamari and Fara Espandi and the answer you’ll hear is realistically. These Leadership Circle achievers will provide a complimentary Comparative Market Analysis (CMA) so you’ll have the answers to your real estate questions.
“Thinking of selling your home and want to know how much it may sell for, then contact us and request a Comparative Market Analysis (CMA) to determine its fair market value,” recommends both Fara and Glenn.
“Fair market value is the highest price an informed buyer will pay.  An asking price is the advertised price of a house when it goes on the market and may be higher than the fair market value assuming that some negotiation will be necessary to reach an agreement with a buyer,” added Carol and Ilene.
Kristen added, “To get an estimate of fair market value, a homeowner can call our sales team, provided free of charge without obligation.”

Broker co-owner Jennifer Darby Metzger said, “In conducting a CMA, our sales professionals have access to a wide array of information, such as databases with recent listing and selling prices of similar homes, and how long they took to sell. The analysis can help a homeowner understand what today’s markets mean for his or her home, and will provide a realistic fair market value.  Our sales professionals will use the CMA to help establish a selling marketing program. The CMA is helpful in determining the true value of a house and the right asking price. In the end, however, the homeowner should decide on a price that he or she feels is competitive and consistent with the price at which other houses in the area have sold.”

Ron Darby, broker co-owner concluded, “Our CMA report is comprehensive in all aspects.  Complete with color photos and detailed information, it makes pricing easier for those planning a sale. There is a difference in real estate companies, and our details will make the difference. We believe that in order to exceed expectations of what ERA Justin Realty is about, we don’t offer just real estate basics, we are as comprehensive as possible.  In that way, we know that our buyers and sellers will hold us all in the highest regard.  Proof of our abilities for our clients and customers shows in these fine award achievers, honored during the first quarter of 2017 for their production.”

ERA JUSTIN REALTY OFFERS RELOCATION SERVICES

Rosemarie Zembryski, a sales professional with ERA-Justin Realty shares the firm’s relocation services with North Jersey Newspapersreaders, published by USA Today. “In today’s real estate market, a large portion of homebuyers relocate from out of town. Whether moving across the country or just across the state, relocating to a new community can be a new experience for everyone in a family. With corporate transfers, company down-sizing and moves to meet family needs on the rise, relocation services have expanded their scope dramatically at ERA Justin Realty.”

“ERA-Justin Realty early-on created a market niche for itself as a relocation specialist, when it was the only company to electronically transfer listings to relocating buyers, as part of the ERA national network” according to Rosemarie.

This type of cutting edge technology helped to establish and maintain the company’s reputation as a technology leader in the real estate industry. Today, based on the newest technologies, ERA-Justin Realty continues to serve the needs of transferees by training its agents on how to best serve this special market and direct relocations for their sellers who are transferring from our market areas to other areas of the nation.

To help buyers who are relocating determine the general area in which they would like to live, ERA’s national website features multi-thousands of home listings and allows users to research detailed information about communities, schools, housing and more through its many features. Buyers can learn about the styles of homes in an area and how much house their money can buy in different neighborhoods. “Finding a highly qualified, knowledgeable, ERA Justin Realtor agent who knows the area can simplify the process of relocating, and having staff that lives in the area and knows the nuances of the community is very important,” according to Rosemarie.

“Our agents begin by interviewing transferees about the community from which they are moving in order to find out what they liked best about that community and what qualities they value, so we can recommend a community which encompasses these qualities. Working with both incoming buyers and local corporations in need of relocation services for their employees, they like the products that a large real estate company like ERA-Justin Realty has to offer, coupled with our high level of customer service,” she added.

Ron Darby broker co-owner said, “All across the nation, the most coveted award that can be achieved in business is the ‘J.D. Power & Associates’ award. Only outstanding business entities are honored to receive this award. ERA Real Estate was the past recipient for customer satisfaction for first time home buyers. This was an honor above all honors. We continue to be proud as part of this achievement. Our team of sales agents exceed buyer expectations, and through their daily efforts this prestigious award has a home at our firm.

Glenn Elliot informs, “New Kid On The Block”

Moving is a major change for all members of a family. Adult responsibilities weigh positively when keeping track of all the tasks needed to make a move go smoothly. If you have children, this may be a new time to focus on their problems and also one of the most important times to keep their concerns in mind.
Sometimes what seems like a major disruption to grownups is viewed as an adventure to the kids. Still, changing homes can also focus on feelings of uncertainty in the case of younger children. There are special concerns for these age groups.
According to ERA Justin Realtor agent, Glenn Elliot, “The most important thing a parent can do is maintain normal routines as much as possible, and when it isn’t possible, to let the kids know that concerns about a big life change is normal, too. Keep calm about the move yourself, and your children will be more likely to follow your lead. It is advisable to be open about what’s happening and how everyone feels about it, as it typically is a great adventure for them.
This means keeping your kids in the loop at each stage of the move. They don’t have to get a vote, but it helps everyone for them to get increasingly use to the idea of this new change. Bring them along when you look at houses, make them familiar with the new area you’re moving to, and investigate its attractions including the athletic or extra-curricular offerings that appeal to your kids.
Encourage your children to express any concerns and do what you can to reassure them. If you went through similar experiences as a child, you can share how you dealt with it, if it was easy, so much the better, and if it was uncertain, your children will know they’re not the only ones who have ever had to deal with change.

Try and arrange visits to the new school and meetings with the new teachers before the school year or semester starts. When you have more than one child, make bedroom assignments in the new house as soon as possible to avoid sibling strife. Comfort, privacy and age seniority are all issues of kid politics that it is sometimes easy for grownups to forget.
Above all, be open and patient. If you pay the right attention, you will be letting your children know that with the move, the most important people in their life aren’t going anywhere.”

For our Communities, ERA Justin Realty Partners with Local Farms

Today everyone has very busy lives, driven by the demands of technology and wanting instant communication, gratification and fast foods. We at ERA Justin Realty thought it was time to take a deep breath, reflect on quieter times and bring back our efforts to give back to our communities. Beginning our veggies program several years ago, its popularity has grown and 2017 again proves great success for our communities.
“Our agents wanted to do their share and create a way that our families could eat healthy while helping our friends and neighbors,” said office administrator, Mary Ellen Mazzion Schnackenberg.
“We are proud to continue our CSA (Community Supported Agriculture) partnership. It’s good for us and our area farms! ERA Justin Realty has partnered with a local farm to bring fresh produce to our local communities. You’ve heard of the benefits of  buying local. Now we’re offering a great way to enjoy fruits and vegetables grown here in New Jersey and have the opportunity to make an investment in these locally grown foods, which in turn helps to keep New Jersey green!”

Mazzion continues with Michelle Korosy to coordinate the Community Supported Agriculture program. CSA programs are run by local farms and involve consumers purchasing a share of the season’s harvest. With several dozen members signed up for this season, Mazzion said the program is very popular. By mid-summer the shares are huge. Justin Realty subscribes to Alstede Farms in Chester.
Continuing, “We at ERA Justin believe in doing our part to help our communities stay healthy. We also are dedicated in helping support our local economy. Money spent with local farmers and growers all stays close to home, working to build our local economy instead of  being handed over to a corporation in another city, state, or country. Since the food moves through fewer hands, more of the money you spend tends to get to the people growing it. Here’s to a healthy 2017 season!”
For information on this exciting new path and to learn more details and find answers to your questions, simply go to ERAFresh.org. You may also reach Mazzion the ERA Fresh CSA’s coordinator at ERA Justin Realty at (201) 939-7500.

ERA JUSTIN REALTY’S SHARON ROBIE EASES BUYERS CONCERNS

ERA JUSTIN REALTY’S SHARON ROBIE EASES BUYERS CONCERNS

You’ve dreamed of home ownership and after a careful search, you’ve found the perfect one. So, what is this knot doing in the pit of your stomach? Why are you asking, “Did I make the right decision, what have I gotten myself into?”

Sharon Robie, ERA Justin Realtor agent says, “You have a simple case of Buyer’s Remorse. We all get it, whether you purchased a house, a car or that special pair of shoes. It’s a phenomenon especially if you’ve made a major purchase. Buying a home could be the biggest purchase you’ve ever made. It’s a common and understandable feeling. You’ve just stepped way outside of your comfort zone. So, what do you do to keep these feelings in check?”

Sharon continued, “These feelings will subside, especially when you begin to count all the ways this new purchase will benefit you. You can begin deducting the interest you pay on income tax. And you’ll be building equity with every payment and every improvement. Also keep in mind that property is almost always the one investment that continues to appreciate in value. And don’t forget that you now have your own four walls to do with as you please – no more landlord to ask about your decorating ideas. Tax laws update regularly so ask your accountant for all of the details and benefits waiting for you.

Remind yourself that the banking industry likes you and thinks you’re a good choice to provide you with a mortgage loan. They see you as a good possibility. So when your confidence concerning, trust the bank’s positive opinion of you and your ability to handle this obligation.

Once you have things somewhat in place, you should start to feel a lot better, especially when friends come by to congratulate you on what a great decision you’ve made. Home ownership is the dream of most people. With planning, budgeting and doing your homework, you’ve just made it all come true. So, settle in and be very proud of your accomplishments. Those anxious feelings will be a distant memory as you enjoy all the benefits of home ownership. I’m anxious to serve you. I strive to obtain complete customer satisfaction, a quality I have often been praised for and one that I continually pursue. These are words I’ve lived by throughout my business life. I want to be your Realtor and can be reached by office phone (201) 939-7500, (201) 438-0588 or (201) 438-SOLD.”

Little League Girls was on its way, teams were formed, the excitement began each season with a parade through Rutherford leading to Memorial Park for their first games and in a blink, now several seasons later, great success for many girls teams.”

Carol D. Calamari ERA Justin softball team photographer added, “We are all very proud of how well the girls play and their show of true team effort throughout the seasons, while having fun. We had our first game and won 4-2 against the Lions. We are anticipating a great and fun 2017 season, starting with our first win.”

ERA Justin Realty Begins MDA Summer Camp For Kids 2017

ERA Justin Realty Begins MDA Summer Camp For Kids 2017

Dallas Texas: The Muscular Dystrophy Association in conjunction with ERA Justin Realty began the 2017 MDA Summer Camp for kid’s fundraiser at their recent International Business Conference.

ERA Justin Realty’s Ron Darby, Carol D. Calamari, Michelle Korosy, Gloria Darby, Catherine Nimmo, Jennifer Darby Metzger and Jennifer Sullivan attended the conference, where they were honored as members of the MDA President’s Club for their outstanding work during current and previous years.

Ron and Jennifer representing ERA’s New Jersey campaign joined others nationwide where they reviewed plans to send as many MDA kids to summer camp and shared their insights and plans for 2017.

Each year MDA supports some 90 summer camps across the country. Whether in Alaska or Hawaii, in California or New Jersey, at MDA camp barriers simply don’t exist. A child with a disability can just be a child among friends. MDA camp is a magical place offering a wide range of activities specially designed for young people who have limited mobility or use wheelchairs. MDA camp programs, although structured, are conducted in a relaxed atmosphere that gives campers an unmatched opportunity to develop lifelong friendships, share interests and build self-confidence. Activities range from outdoor sports such as swimming, boating, baseball and horseback riding to less physically demanding programs like arts and crafts and talent shows. Thousands of youngsters attend MDA camp each year at no cost to their families. We are honored to receive original art from the MDA kids that are featured on our office walls.

If you’re 16 or older, you’re invited to apply to join the MDA team as a camp volunteer. At most MDA camps, volunteer counselors work one-on-one with campers around the clock, providing the care, close supervision and attention children with neuromuscular diseases need. Counselors push wheelchairs, lift and carry youngsters, and even “bunk down” near their campers. But above all, they become a youngster’s friend for a week and sometimes for a lifetime.

By becoming an MDA summer camp sponsor you can provide a local youngster with neuromuscular disease with many special summer memories. As a sponsor, you will be invited to visit the local MDA camp during our special sponsor VIP Day. You’ll see the joy that your participation in this program creates. Your involvement will also be saluted on the local broadcast of the MDA Labor Day Telethon.

Ron who is also the ERA MDA Chairman for New Jersey for 17 years continued, “Become a sponsor! Help youngsters with neuromuscular diseases in your community, experience a week of fun and friendship they’ll never forget. At MDA camp there’s always a need for volunteer counselors, medical staff, water safety instructors and activity coordinators. Be a volunteer or a sponsor by sending your tax deductible check made payable to MDA and mail it to MDA c/o ERA Justin Realty Co., 118 Jackson Avenue, Rutherford, New Jersey 07070. If you have questions on this great program for the kids, call me at (201) 939-7500.”
