July 4th marked 75 years since legendary Hall of Famer Lou Gehrig heartbreakingly said goodbye to baseball with his iconic “Luckiest Man” speech at Yankee Stadium in 1939. The degenerative effects of a nerve disorder, best known as Lou Gehrig’s disease or ALS (Amyotrophic Lateral Sclerosis), would ultimately take his life less than two years later. The NASDAQ this year hosted the closing bell ceremony in honor of Lou Gehrig, ALS and the Muscular Dystrophy Association.

 

For fifteen years ERA Justin Realty’s MDA chairpersons Ron Darby and Jennifer Darby Metzger broker-owners have served the Muscular Dystrophy Association, coordinated fundraising of approximately $250,000. and proudly accepted an invitation to represent their firm at the festivities. Attending was ERA Corporate business consultant Gene Amsel, ERA Justin Realty fundraising team Manisha “Mona” Kalra, Julia Dagistanli and Glenn Elliot.

 

Muscular Dystrophy is a hereditary disease, and there are more than 10 major forms, including Duchenne, Becker, limb-girdle, facioscapulohumeral, and myotonic. Some begin in childhood and some in adult years.  All cause weakness of the limbs that worsens with time, and some types lead to facial weakness, inability to swallow, shortness of breath and heart failure. Although Muscular Dystrophy is not curable, all patients need supportive treatment, including medical care by physicians and genetic counseling. Many need physical therapy, leg braces, wheelchairs, and help in obtaining social services. MDA provides these services and many others, as well as equipment at no charge to patients or their families.

 

ALS/Lou Gehrig’s Disease, Amyotrophic lateral sclerosis is a disease that causes muscle weakness in adults. Like Muscular Dystrophy, it affects the limbs, swallowing, and breathing. It worsens over a few years’ time and eventually leads to death. Although ALS is not curable, all patients need regular medical care by physicians in several medical specialties, braces for weak limbs and eventually a wheelchair, at no charge to patients or their families.

 

The NASDAQ, always ready to assist and kickoff  in advance of the Labor Day Muscular Dystrophy Telethon invited agents of ERA Justin Realty and a group of dedicated business owners to attend and take part in the closing bell ceremonies.

ERA Justin Realty’s Realtor sales agent Fara Espandi offers tips with a smile in getting those closets ready for the sale of your house. “For many, we hardly want to think about closets, but the day is nearing, hour by hour. When your Realtor arranges for an open house or appointment, you will no doubt make sure everything is tidy and clean. The dishes are put away, beds made, litter box cleaned. But, what about your closets?   Storage is a number one priority with home buyers. They want to make sure they have a place to put their stuff. Will your closets prove to be a selling point?

Ready? Here’s how it goes. You get a phone call. Friends are dropping by for a few minutes, so you toss everything into the closet – toys, coats and whatever. When your guests leave, you swear you will get to it tomorrow. Sometimes, tomorrow never comes. After a while, it becomes hard to close the door and you do not remember what is in there. It is now time to de-clutter and de-stress.

Everyone loves lots of closet space. Closets are where we keep clothing, shoes, and storage for seasonal items, sports equipment, linens and the endless supply of home necessities. The problem is it can become an ‘out of sight, out of mind’ issue. Since these things reside behind a closed door, they do not get much thought until the day we absolutely have to have that one thing in the very back.

It is not going to go away by itself, so take time to tackle it head on and get organized. Allow lots of time for this task. You probably won’t be able to get through it in a day or even a weekend. Remember, it took you a long time to accumulate these items. You cannot expect to clean them all out in a few hours. You might want to tackle this chore in chunks of time, allowing a few weekends to get totally through the process.

You will find yourself agonizing over many decisions. The rule is, if you haven’t worn it for 2 years, toss it. If it is a gift that Aunt Emma gave you 5 years ago and something you will never use, get rid of it. (Just don’t tell Aunt Emma.) Pretend you are moving to smaller quarters, and you can only take the things you truly love. If you are having trouble, enlist the help of a friend who can be relentless.

Begin with clothing and shoes. Most of us keep favorites around far too long. ‘I’m sure I can get back into that dress soon.’ It only takes up valuable space in your home. Donate it to a charity. There is someone out there who will put your items to good use.Think about your lifestyle as you are making these choices. Maybe your former employment was in an office and you needed to wear suits every day. Your current employment is a more casual job and your attire now reflects this attitude. Keep your favorite two suits and take the others to a second hand store or give them away. Retain clothing that works for your current way of living, not how you used to live.
Place everything in piles: (1) Keepers; (2) Maybes or Yard Sale; and (3) Donations. It might also help to obtain some of the organized storage available for closets. These are especially useful for those small items such as ties and belts. Everything will be neater and you will be able to find things quicker.

Toys and seasonal items are a little more difficult. If the kids have outgrown those old skates, pass them down to a friend. Holiday decorations can tug at your heartstrings, but if they are broken or no longer hold their luster, out they should go.  If you cannot bear to part with them, pack them in a storage box. By the time the de-cluttering is finished you should have room left over. Books, toys and clothing that are going to a charity should be boxed up or placed in plastic bags. If you are considering a yard sale, try to tag as you go along.

When you start sorting through paperwork, promise yourself to handle each piece only once. Papers that belong to other family members should be sorted and then handed over to that individual. Control newspaper and magazine pile-up by vowing to discard each issue by the time the next one arrives. On Sunday, Saturday’s paper goes out whether or not it has been read. The same thing goes for magazines. Some offices or charities are happy to have them, especially hospital waiting rooms. As for regular bills, they can be organized with a portable file box.”

                          ERA Justin Realty Receives MDA President’s Club Honors

 
 Los Angeles with a Hollywood touch was the recent setting for the ERA Global Business Conference. A notification to ERA Justin Realty made a day exciting when Broker Ron Darby received an invitation to the ERA Muscular Dystrophy Association induction to the President’s club where they received an original concept art-piece by an MDA child, titled Stompin’ Out Muscular Dystrophy. It is prominently displayed on the honor-wall at ERA Justin Realty.
 
For their efforts as Northern New Jersey’s top fundraising ERA real estate office, Darby informed his ERA teammates that the firm was inducted into the President’s Club, honors shared only by organizations with year-long focus to the Summer Camp For Kids program.
 
He is also the ERA New Jersey Chairman for MDA and introduced Jennifer Darby Metzger and Albert Rottini for their efforts in leading the team’s fundraising efforts for year-end 2013. The firm continues to spearhead their efforts for MDA in this lifesaving mission again in 2014.”
 
Metzger continued,  “ERA Justin Realty and our team of Realtor professionals focused and succeeded in an outstanding fundraising effort in sending area MDA children to summer camp and spent time at camp with the kids.  At that moment, one can see how rewarding it is to participate.  We spent our efforts working with the kids in their arts and crafts projects, viewed their games and activities and enjoyed their varied conversations.”
 
Their fundraising team recently enjoyed their Spring 2014 fundraising with a kick-off to a colorful Run or Dye fundraiser held locally at the Met-Life Stadium. Adding, she said, “Each year MDA supports summer camps across the country. Whether in Alaska or Hawaii, in California or New Jersey, at MDA camp barriers simply don’t exist. A child with a disability can just be a child among friends. MDA camp is a magical place offering a wide range of activities specially designed for young people who have limited mobility or use wheelchairs. MDA camp programs, although structured, are conducted in a relaxed atmosphere that gives campers an unmatched opportunity to develop lifelong friendships, share interests and build self-confidence. Activities range from outdoor sports such as swimming, boating, baseball and horseback riding to less physically demanding programs like arts and crafts and talent shows. Thousands of youngsters attend MDA camp each year at no cost to their families. If you’re 16 or older, you’re invited to apply to join the MDA team as a camp volunteer. At most MDA camps, volunteer counselors work one-on-one with campers around the clock, providing the care, close supervision and attention children with neuromuscular diseases need. Counselors push wheelchairs, lift and carry youngsters, and even bunk-down near their campers. But above all, they become a youngster’s friend for a week and sometimes for a lifetime.

ERA Justin Realty continues its fundraising efforts for Relay for Life

 ERA Justin Realty continues its fundraising efforts for Relay for Life 

ERA Justin Realty recently completed its second year of participation with the American Cancer Society’s Relay for Life fundraiser at Rutherford’s Memorial Field with participation of approximately 1,000 area residents, friends, family and other communities who successfully  joined together raising $75,000.00. ERA Justin Realty’s teammates coordinated by team leader Kristen Davis brought forth her relay team which consisted of 25 people – Realtors, family members, and friends and raised nearly $3,000.00.  Davis said, “Our team hopes to finish with $5,000.00 as our efforts continue.” 

Relay for Life is an organized, overnight community fundraising walk where teams of people camp out around a track. Members of each team take turns walking around the track. Food, games and activities provide entertainment and build camaraderie throughout the evening.  It’s a family-friendly environment for the entire community. Because it’s a team event, individual participants are not required to be there the entire time. But it’s so much fun, and teammates find it hard to leave. 

During the Survivors Lap, all cancer survivors at the event take the first lap around the track, celebrating their victory over cancer while cheered on by the other participants who line the track. Relay For Life events also recognize and celebrate caregivers, who give time, love, and support to their friends, family, neighbors, and coworkers facing cancer. 

Davis continued, “The Luminaria Ceremony takes place after dark, so we can remember people we have lost to cancer, honor people who have fought cancer in the past, and support those whose fight continues. Candles are lit inside of personalized bags and are placed around the Relay track as glowing tributes to those who’ve been affected by cancer. This emotionally powerful event inspires Relay participants to take action. The Fight Back Ceremony symbolizes the emotional commitment each of us can make in the fight against cancer. The action taken represents what we are willing to do for ourselves, for our loved ones, and for our community to fight cancer year-round and to commit to saving lives.” 

In 1985, Dr. Gordy Klatt walked and ran for 24 hours around a track in Tacoma, Washington, ultimately raising $27,000 to help the American Cancer Society fight the nation’s biggest health concern – cancer. A year later, 340 supporters joined the overnight event. Since those first steps, the Relay For Life movement has grown into a worldwide phenomenon, raising nearly $5 billion to fight cancer.

They join more than 16,000 real estate professionals in North America who have earned the SRES designation. Both were required to successfully complete comprehensive training in understanding the needs, considerations and goals of real estate buyers and sellers aged 55 and older. NAR, “The Voice for Real Estate,” is America’s largest trade association, representing more than 1.3 million members in all aspects of residential and commercial real estate industries.
Cathy Vick had been selected as the RealSource Association Realtor of the year.  She was singly awarded from the association’s 3,300 membership. According to a recent report from the KCM real estate group, “Sixty-five is the new forty-five. With more people working beyond traditional retirement age and the advances in modern medicine, the lines between middle and late adulthood are becoming a bit blurred. What makes this relevant in the world of real estate?  As our population ages, we will see more and more organizations dedicating their marketing efforts toward the senior demographic. Not all seniors are the same.  Despite the label of senior, there are three distinct types, all three involve seniors, but they aren’t based necessarily on age. Age is not a good predictor of relocation. Instead, people generally make changes in residence based on life circumstances.
Move #1: Amenity-based:
These individuals and/or couples are seeking a certain type of lifestyle and their home is only one component of a much larger picture. When looking to sell, they are usually transferring their equity from one home to the next and can usually either pay cash or put a significant down payment towards their purchase. Depending upon employment status, they may be moving across the country for more appealing climates or seeking a place near an airport making it easier to commute. Some are moving closer to kids and grandkids, while others are moving to destination locations where the family can enjoy visiting.
Move #2: Anticipatory / Planning:
As people age, they may begin to experience changes in personal health status or become the caregiver of a spouse requiring additional care. When this occurs, people may find their current home unmanageable or no longer suited for their current situation. Moving means simplifying and making preparations for future care needs and support. With this type of move, seniors are typically looking to buy a property with minimal maintenance, accessibility features, and in close proximity to quality healthcare.
Move #3: Needs-based:
While most people intend to live independently, unfortunately, this reality isn’t always possible. As health declines to the point where more support is needed than can be provided for within the person’s home and community, relocation is necessary. This move may involve selling the personal residence and relocating to a senior living community with one floor ease.”

ERA JUSTIN REALTY REPORT: GET READY FOR SPRING HOUSE REPAIRS

Carol D. Calamari a full-time Realtor salesperson with ERA Justin Realty and a consistent ERA Leadership Circle achiever, offers suggestions for Spring 2014 house repairs as winter may have created damages that call for attention.

Winter played havoc on houses, and spring should be a time to take a walk around your house to get that spring chore list in order. Here are few suggestions that you may want to explore. All houses are different as can be the suggestions,” according to ERA Justin Realty’s Carol D. Calamari.
ROOF VENTILATION
Remember that ice dam on the roof last winter? Remember how hot your attic was when you went up there to check the cable wire last summer? Proper attic ventilation can help with both those problems, and spring–while it’s not too hot or too cold–is an ideal time to take care of any necessary work. Attic ventilation may equal approximately 1 square foot of vent area for every 300 square feet of attic, so first you may want to consider roughly how many square feet your attic is, and then divide by 300. The total vent area may be roughly split between high and low vents, so now divide that number by two. Take some measurements to see if you have an adequate amount of vent area in both the eaves and high on the roof, and add more as needed. Also, check the condition of existing vents to see that the screen is intact, flashings are secure and well sealed, and there are no other problems that need correcting.
SPRINKLERS
Permanent, in-ground sprinklers are great, as long as they’re properly adjusted. Run each set of sprinklers through a cycle, and watch how and where the water is hitting. Adjust or replace any sprinklers that are hitting your siding, washing out loose soil areas, spraying over foundation vents, or in any other way wetting areas on and around your house that shouldn’t be getting wet.
GRADE
Soil is also susceptible to being washed away or redistributed by heavy winter rains and melting snow. Now is the time to check and see if the grade around the outside of your home has been moved around by winter’s fury, which can result in runoff getting into your basement or crawlspace, or running into neighbor’s yards where it shouldn’t go. Look for areas where soil seems too high or too low in relation to your home, as well as for marks on your siding, foundation, walkways, and other areas that might indicate if soil or water is in a place it shouldn’t be. A 4-foot builder’s level placed on a long, straight board can help you check grade and slope–redistribute soil so that for every foot horizontally you have at least 1/4 inch of fall away from the house.
CHECK YOUR HOUSE NUMBERS
Can someone find your house easily, especially in the dark? Spring is a great time to check that your house numbers are clearly visible from the street, that they are painted a contrasting color from whatever surface they are mounted on, that they are somehow hit by exterior lighting at night, and that they are not obscured by overgrown foliage.
FENCES AND GATES
Fence posts are especially susceptible to ground water saturation, and will loosen up and tilt if the soil around them gets soaked too deeply. Check fence posts in various areas by wiggling them to see how solidly embedded they are. If any are loose, wait until the surrounding soil has dried out from winter’s rains, then excavate around the bottom of the posts and pour additional concrete to stabilize them.  
SMOKE DETECTORS
As always when it’s time to change the clocks, you want to check your smoke detectors. Replace the batteries, clean the covers, and test the detector’s operation before it’s too late. If you have gas-fired appliances in the house, including a water heater, now is also a great time to consider adding a carbon monoxide detector, which are inexpensive and easy to install, and are available at most home centers and other retailers of electrical parts and supplies.
Calamari concluded, “If you are not personally handy, there are listings under handyman in many of the local newspapers who advertise for jobs big and small.  You may want to phone more than one, ask and check their references for work they’ve done for other homeowners before making your hiring decision.”
