Karen Kelly offers “Seller Competition Requires Attention For A 2014 Showing”

Karen Kelly, ERA Justin Realtor agent and professional with the firm brings you suggestions for staging your house and for a good showing. Her buyer and seller base of satisfied customers has proven successful for those she works with. With strong seller competition her tips include best positioning your house for a strong showing.

Karen Kelly offers “Seller Competition Requires Attention For A 2014 Showing”

As important a landmark as buying a home is in people’s lives, you’d be surprised at how much of it can turn on snap decisions. If you’re selling a house you’ll have to put careful thought into customers’ first impressions, because many sales will be made or lost before they reach the front door – or as soon as they walk through it.
ERA Justin Realty’s Karen Kelly offers a menu of possible ‘first impression’ areas that an owner may want to consider. “First consider curb appeal – the feeling customers get from the upkeep of the house and grounds, and how comfortable this makes them imagining themselves as a resident. You want to do everything you can to make them see your house as their house, both outside and in. A new paint job or paint touchups is an investment that should more than pay for itself, and neat landscaping, trimmed shrubs, new flowers puts your prospective buyers in just the right frame of mind. Inside, kitchens and bathrooms should be in sparkling condition; these rooms are known to be what makes up many home-seekers’ minds. Removal of odors like pet smells and smoke will lessen distractions for customers you want focusing on your home’s possibilities, and clearing of clutter is crucial.

The fewer belongings you have crowding your rooms and closets, the bigger the home will appear, and the easier it will be for potential buyers to envision placing their own possessions there. Put some things in storage if you need to, or hold a garage sale to help cut down on some of the build-up you were going to clear out for moving anyway. For buyers picturing themselves in your home, it’s also good to present the house in as general good taste as possible – personal memorabilia, collectibles, and eccentric wall colors and furnishings should go out with the clutter. Repainting rooms in a neutral white also helps convey the sense of spaciousness. Clean windows, fresh flowers, and other small details with big impact – they’re what you want to remember. From major improvements to subtle touches that tip the scales in your favor, the features of a house that we often take for granted can be the ones that determine your home selling success. According to the National Association of Realtors®, curb appeal alone accounts for half of all home sales.”

Kelly continued, “A little effort now saves you a lengthy process later. First impressions will expedite the sale, and securing the services of a qualified ERA Justin Realtor® agent will make it all the surer. One of our real estate professionals can guide you in all the above matters and more, from supplying a checklist of presentation tips, to recommending affordable painting contractors from his or her industry connections, to helping you rearrange the furniture. Whatever it takes, we can give you confidence that, for some buyer soon, the showing of your home may be love at first sight. We also will provide a 2014 home market analysis (CMA) with information in determining the true value of a house and the right asking price. In the end, however, the homeowner should decide on a price that he or she feels is competitive and consistent with the price at which other houses in the area have sold. Our CMA report for our Sellers is truly comprehensive in all aspects. Complete with color photos and detailed information, it makes pricing easier for those planning a sale. Truly, there is a difference in real estate companies and our details will make the difference. We ask Buyers and Sellers to compare. We believe that in order to exceed expectations of what ERA Justin Realty is about, we don’t offer just real estate basics, we try to be as comprehensive as possible. In that way, we know that our Buyers and Sellers will hold us all in the highest regard.”
ERA Justin Realty has proudly received the prestigious ERA world-wide ‘Commitment to Excellence Award’ for continuing years, selected from approximately 31,000 ERA real estate brokers and agents. They also have on file their publication ‘Real Estate Results in Writing,’ their report of nearly 800 buyer and seller reviews. Only outstanding business entities are honored to offer these results. For these reasons ERA Justin Realty should be your buying and selling Realtor of choice.

ERA Justin’s Kristen Davis offers Summer Relocation Tips for Kids

ERA Justin Realty’s Kristen Davis, whose full time focus is serving the needs of buyers and sellers in Bergen, Passaic, Hudson and Essex Counties takes a moment to share thoughts about the kids and their feelings when Mom and Dad move to the new home.

ERA Justin’s Kristen Davis offers Summer Relocation Tips for Kids

Kristen Davis, an active and focused sales professional with ERA Justin Realty offers South Bergenite readers, important tips on Relocation for kids. “Every year millions of families move. One of the most important issues to anyone with kids is their reaction to the news that they’re moving and their adjustment to the new home. Being informed is very important to children. One of the worst mistakes we can make as adults is to assume that kids don’t care or won’t understand the details. Keeping them ‘in the loop,’ consulting them about choices whenever possible, and including them in the family game plan will work wonders toward their adjustment.” Other factors depend on a child’s age, she continued:

“Preschool childrenKids under the age of six may worry about being left behind, or being separated from their parents. If you go on an orientation or house-hunting trip before hand without the children, it’s important to reassure kids this age that you will be back; bring something unique back to them from the new town. It’s also very important for them to express their feelings about the move. Give them a job to do – have them be responsible for boxing up their favorite toys, and ‘labeling’ their boxes with crayons and stickers.

Ages 6 to 12Elementary age kids are usually most concerned with how the everyday routines of their lives are going to change. Showing them pictures, videos and magazines of their new home will help a lot, especially if you can find new places in advance for the things they like to do. If your child takes dance lessons, find and share information about the new dance studio she can go to. If he takes karate, or plays soccer or baseball bring that information home. Even if her favorite thing to do is the park or the pizza parlor, find these places in your new neighborhood and get brochures, pictures or videos.

TeenagersTeenagers are most concerned with fitting in. They may react angrily to the move, even insist they’re not going. This is usually due to the total lack of control they have over everything important in their lives – friends, school and jobs – being disrupted. These children can be very worried about making new friends, and what will be different in the new school. They are curious about the clothing, hairstyles, bicycles, cars, etc. that kids in the new city will have. Pictures of all these things are very helpful, so if you take an orientation trip be sure to take many detailed photos/videos of the schools they will be attending.

Other tips for making the transition
1) Give young children an entertaining travel kit for the move.
2) Give older children a diary for recording the trip and move.
3) Give children of all ages a special address book and stationery set for keeping up with old friends.
4) Take videos of the new home if the kids won’t get to see it before the move. Arrive well before the movers so kids can explore and become acquainted first.
5) Give children a chore to do, such as working on their room (younger), supervising little siblings (middle), and painting or arranging furniture (older kids).
6) Take a break with the family as soon as possible to explore the museums, sights and recreation in your new city.
7) Arrange a visit to new schools and a meeting with the teacher before the actual first day of attendance.
8) Encourage the children to bring new friends home.

Regardless of when you move, prepare your children well for the transition. By planning ahead, you’ll be able to offer them a few details of what to expect. Give the kids plenty of opportunity to express their feelings about the move, and their anxieties about the new school, new friends, teachers, and their sadness at leaving all that is familiar. Try to find ways to address your own emotional needs and your stress load so that you appear available to the kids at all times. Their concerns will only be heightened if they see you with concerns. Find a balance with yourself and your kids, and keep communication open. Planning and organizing can help keep stress to a minimum. Keep an eye out for signs of stress and anxiety in your kids. Different children have different needs, certainly, and all kids process stress differently. If you do notice acting out or other behaviors that indicate adjustment problems, talk to the guidance counselor or the pediatrician about how to proceed. Share your feelings and encourage the kids to see the move as a family adventure. You’re all in it together. You will all experience emotional ups and downs, and it’s important that everyone understands how normal these feelings are. Acknowledge the emotions of moving. Looking ahead to the new house, new school, and new friends should shortly be an exciting experience.”

Davis concluded, “This is an overview of how you may want to handle your move. It is our pleasure to assist our home Buyers and Sellers throughout the entire process. ERA Justin Realty invited to NASDAQ Closing Bell Ceremonies

ERA Justin Realty’s team of MDA supporters at the NASDAQ closing bell ringing ceremonies for representing MDA for fifteen years of  fundraising. Attending, ERA Corporate’s Gene Amsel,  ERA Justin Realty’s Manisha “Mona” Kalra, Julia Dagistanli and Glenn Elliot.

ERA Justin Realty invited to NASDAQ Closing Bell Ceremonies

July 4th marked 75 years since legendary Hall of Famer Lou Gehrig heartbreakingly said goodbye to baseball with his iconic “Luckiest Man” speech at Yankee Stadium in 1939. The degenerative effects of a nerve disorder, best known as Lou Gehrig’s disease or ALS (Amyotrophic Lateral Sclerosis), would ultimately take his life less than two years later. The NASDAQ this year hosted the closing bell ceremony in honor of Lou Gehrig, ALS and the Muscular Dystrophy Association.

For fifteen years ERA Justin Realty’s MDA chairpersons Ron Darby and Jennifer Darby Metzger broker-owners have served the Muscular Dystrophy Association, coordinated fundraising of approximately $250,000. and proudly accepted an invitation to represent their firm at the festivities. Attending was ERA Corporate business consultant Gene Amsel, ERA Justin Realty fundraising team Manisha “Mona” Kalra, Julia Dagistanli and Glenn Elliot.

Muscular Dystrophy is a hereditary disease, and there are more than 10 major forms, including Duchenne, Becker, limb-girdle, facioscapulohumeral, and myotonic. Some begin in childhood and some in adult years.  All cause weakness of the limbs that worsens with time, and some types lead to facial weakness, inability to swallow, shortness of breath and heart failure. Although Muscular Dystrophy is not curable, all patients need supportive treatment, including medical care by physicians and genetic counseling. Many need physical therapy, leg braces, wheelchairs, and help in obtaining social services. MDA provides these services and many others, as well as equipment at no charge to patients or their families.

ALS/Lou Gehrig’s Disease, Amyotrophic lateral sclerosis is a disease that causes muscle weakness in adults. Like Muscular Dystrophy, it affects the limbs, swallowing, and breathing. It worsens over a few years’ time and eventually leads to death. Although ALS is not curable, all patients need regular medical care by physicians in several medical specialties, braces for weak limbs and eventually a wheelchair, at no charge to patients or their families.

The NASDAQ, always ready to assist and kickoff  in advance of the Labor Day Muscular Dystrophy Telethon invited agents of ERA Justin Realty and a group of dedicated business owners to attend and take part in the closing bell ceremonies.

Ron Darby with Jennifer Darby Metzger said, “We are extremely proud to have been invited to represent our firm and New Jersey MDA and honored to have had our career agents attend which closed stock market trading for the day. It was broadcast on all major financial television networks worldwide and projected on the giant Times Square screens.”

ERA Justin Realty Report: Selling? Ready, Get Set, Toss

ERA Justin Realty’s Fara Espandi a career Realtor sales agent takes a humorous moment to review our cluttered closets. Fara is a long-term award achiever sales professional with her firm serving buyers and sellers throughout Bergen, Passaic, Hudson and Essex Counties.

ERA Justin Realty Report:  Selling? Ready, Get Set, Toss

ERA Justin Realty’s Realtor sales agent Fara Espandi offers tips with a smile in getting those closets ready for the sale of your house. “For many, we hardly want to think about closets, but the day is nearing, hour by hour. When your Realtor arranges for an open house or appointment, you will no doubt make sure everything is tidy and clean. The dishes are put away, beds made, litter box cleaned. But, what about your closets?   Storage is a number one priority with home buyers. They want to make sure they have a place to put their stuff. Will your closets prove to be a selling point?

Ready? Here’s how it goes. You get a phone call. Friends are dropping by for a few minutes, so you toss everything into the closet – toys, coats and whatever. When your guests leave, you swear you will get to it tomorrow. Sometimes, tomorrow never comes. After a while, it becomes hard to close the door and you do not remember what is in there. It is now time to de-clutter and de-stress.

Everyone loves lots of closet space. Closets are where we keep clothing, shoes, and storage for seasonal items, sports equipment, linens and the endless supply of home necessities. The problem is it can become an ‘out of sight, out of mind’ issue. Since these things reside behind a closed door, they do not get much thought until the day we absolutely have to have that one thing in the very back.

It is not going to go away by itself, so take time to tackle it head on and get organized. Allow lots of time for this task. You probably won’t be able to get through it in a day or even a weekend. Remember, it took you a long time to accumulate these items. You cannot expect to clean them all out in a few hours. You might want to tackle this chore in chunks of time, allowing a few weekends to get totally through the process.

You will find yourself agonizing over many decisions. The rule is, if you haven’t worn it for 2 years, toss it. If it is a gift that Aunt Emma gave you 5 years ago and something you will never use, get rid of it. (Just don’t tell Aunt Emma.) Pretend you are moving to smaller quarters, and you can only take the things you truly love. If you are having trouble, enlist the help of a friend who can be relentless.

Begin with clothing and shoes. Most of us keep favorites around far too long. ‘I’m sure I can get back into that dress soon.’ It only takes up valuable space in your home. Donate it to a charity. There is someone out there who will put your items to good use.Think about your lifestyle as you are making these choices. Maybe your former employment was in an office and you needed to wear suits every day. Your current employment is a more casual job and your attire now reflects this attitude. Keep your favorite two suits and take the others to a second hand store or give them away. Retain clothing that works for your current way of living, not how you used to live.
Place everything in piles: (1) Keepers; (2) Maybes or Yard Sale; and (3) Donations. It might also help to obtain some of the organized storage available for closets. These are especially useful for those small items such as ties and belts. Everything will be neater and you will be able to find things quicker.

Toys and seasonal items are a little more difficult. If the kids have outgrown those old skates, pass them down to a friend. Holiday decorations can tug at your heartstrings, but if they are broken or no longer hold their luster, out they should go.  If you cannot bear to part with them, pack them in a storage box. By the time the de-cluttering is finished you should have room left over. Books, toys and clothing that are going to a charity should be boxed up or placed in plastic bags. If you are considering a yard sale, try to tag as you go along.

When you start sorting through paperwork, promise yourself to handle each piece only once. Papers that belong to other family members should be sorted and then handed over to that individual. Control newspaper and magazine pile-up by vowing to discard each issue by the time the next one arrives. On Sunday, Saturday’s paper goes out whether or not it has been read. The same thing goes for magazines. Some offices or charities are happy to have them, especially hospital waiting rooms. As for regular bills, they can be organized with a portable file box.”

“There is a difference in real estate companies,” Espandi continued, “Presenting consumer information, we believe, is in order to exceed sellers expectations of what ERA Justin Realty is about, as we don’t offer just the basics.    In that way, we know that our sellers will hold us in the highest regard.  Our sellers have put their thoughts in writing. We have on file for the asking, What people are saying our report of over 800 reviews and testimonials from our sellers and buyers.  No other area real estate firm can offer that.  Are we proud?  Absolutely!”All of the ERA Justin Realty full service real estate consultants can be reached at their two Rutherford offices at 118 Jackson Avenue and 57 Park Avenue, by office phone (201) 939-7500, (201) 438-0588 or (201) 438-SOLD. ERA Justin Realty Receives MDA President’s Club Honors

Stompin’ Out Muscular Dystrophy a wonderful art-piece by an MDA child was recently presented to ERA Justin Realty for their fundraising efforts.                           ERA Justin Realty Receives MDA President’s Club Honors

Los Angeles with a Hollywood touch was the recent setting for the ERA Global Business Conference. A notification to ERA Justin Realty made a day exciting when Broker Ron Darby received an invitation to the ERA Muscular Dystrophy Association induction to the President’s club where they received an original concept art-piece by an MDA child, titled Stompin’ Out Muscular Dystrophy. It is prominently displayed on the honor-wall at ERA Justin Realty.

For their efforts as Northern New Jersey’s top fundraising ERA real estate office, Darby informed his ERA teammates that the firm was inducted into the President’s Club, honors shared only by organizations with year-long focus to the Summer Camp For Kids program.

He is also the ERA New Jersey Chairman for MDA and introduced Jennifer Darby Metzger and Albert Rottini for their efforts in leading the team’s fundraising efforts for year-end 2013. The firm continues to spearhead their efforts for MDA in this lifesaving mission again in 2014.”

Metzger continued,  “ERA Justin Realty and our team of Realtor professionals focused and succeeded in an outstanding fundraising effort in sending area MDA children to summer camp and spent time at camp with the kids.  At that moment, one can see how rewarding it is to participate.  We spent our efforts working with the kids in their arts and crafts projects, viewed their games and activities and enjoyed their varied conversations.”

Their fundraising team recently enjoyed their Spring 2014 fundraising with a kick-off to a colorful Run or Dye fundraiser held locally at the Met-Life Stadium. Adding, she said, “Each year MDA supports summer camps across the country. Whether in Alaska or Hawaii, in California or New Jersey, at MDA camp barriers simply don’t exist. A child with a disability can just be a child among friends. MDA camp is a magical place offering a wide range of activities specially designed for young people who have limited mobility or use wheelchairs. MDA camp programs, although structured, are conducted in a relaxed atmosphere that gives campers an unmatched opportunity to develop lifelong friendships, share interests and build self-confidence. Activities range from outdoor sports such as swimming, boating, baseball and horseback riding to less physically demanding programs like arts and crafts and talent shows. Thousands of youngsters attend MDA camp each year at no cost to their families. If you’re 16 or older, you’re invited to apply to join the MDA team as a camp volunteer. At most MDA camps, volunteer counselors work one-on-one with campers around the clock, providing the care, close supervision and attention children with neuromuscular diseases need. Counselors push wheelchairs, lift and carry youngsters, and even bunk-down near their campers. But above all, they become a youngster’s friend for a week and sometimes for a lifetime.

By becoming an MDA summer camp sponsor you can provide a local youngster with neuromuscular disease with many special summer memories.  As a sponsor, you will be invited to visit the local MDA camp during the special sponsor VIP Day. You’ll see the joy that your participation in this program creates. Your involvement will also be saluted on the local broadcast of the MDA Labor Day Telethon.”

Darby concluded, “Become a sponsor! Help youngsters with neuromuscular diseases in your community experience a week of fun and friendship they’ll never forget.  ERA Justin Realty continues its fundraising efforts for Relay for Life

ERA Justin Realty recently completed its second year of participation with the American Cancer Society’s Relay for Life fundraiser at Rutherford’s Memorial Field with participation of approximately 1,000 area residents, friends, family and other communities who successfully  joined together raising $75,000.00. ERA Justin Realty’s teammates coordinated by team leader Kristen Davis brought forth her relay team which consisted of 25 people – Realtors, family members, and friends and raised nearly $3,000.00.  Davis said, “Our team hopes to finish with $5,000.00 as our efforts continue.”

Relay for Life is an organized, overnight community fundraising walk where teams of people camp out around a track. Members of each team take turns walking around the track. Food, games and activities provide entertainment and build camaraderie throughout the evening.  It’s a family-friendly environment for the entire community. Because it’s a team event, individual participants are not required to be there the entire time. But it’s so much fun, and teammates find it hard to leave.

During the Survivors Lap, all cancer survivors at the event take the first lap around the track, celebrating their victory over cancer while cheered on by the other participants who line the track. Relay For Life events also recognize and celebrate caregivers, who give time, love, and support to their friends, family, neighbors, and coworkers facing cancer.

Davis continued, “The Luminaria Ceremony takes place after dark, so we can remember people we have lost to cancer, honor people who have fought cancer in the past, and support those whose fight continues. Candles are lit inside of personalized bags and are placed around the Relay track as glowing tributes to those who’ve been affected by cancer. This emotionally powerful event inspires Relay participants to take action. The Fight Back Ceremony symbolizes the emotional commitment each of us can make in the fight against cancer. The action taken represents what we are willing to do for ourselves, for our loved ones, and for our community to fight cancer year-round and to commit to saving lives.”

In 1985, Dr. Gordy Klatt walked and ran for 24 hours around a track in Tacoma, Washington, ultimately raising $27,000 to help the American Cancer Society fight the nation’s biggest health concern – cancer. A year later, 340 supporters joined the overnight event. Since those first steps, the Relay For Life movement has grown into a worldwide phenomenon, raising nearly $5 billion to fight cancer.

The entire ERA Justin Realtor team of sales agents focus on Relay for Life as well as many other charitable fundraisers each year and have elected to always pay it forward to assist those less fortunate. It has proven successful for the firm as they recently received the esteemed ERA Circle of Light for Community Service Award from approximately 31,000 ERA brokers and agents nationally, the only firm to receive the award, presented Hollywood style at Los Angeles during their Global Business Conference general assembly, attended by thousands of brokers, agents and television celebrities.

Davis concluded, “Join our ERA Justin Realty team to continue the wonderful work being accomplished. We work toward our goals throughout the year. Reach out at (201) 939-7500. We always need help from community residents. We’d love to have you with us.”

Bergen County: Ron Darby, Realtor Broker representing area real estate needs for forty-eight years and ERA Justin Realty co-owner known throughout Bergen, Passaic, Hudson and Essex Counties, he is known for his vast expertise in real estate sales and management, is revered literally by thousands of sellers and buyers he and his team  have serviced. He reviews highlights of the firm’s 2014 services offered by his professional staff of agents. Included is advanced technology which enables consumers to view ERA Justin Realty property listings through an online video tour with photos, captions, music and information, making home buying attractive and direct and selling more streamlined.

Considered to be a technology leader in real estate listings and sales and a top 100 ERA real estate firm nationwide, ERA Justin Realty features video tours in today’s fast-paced and technologically advanced real estate market. Video tours offer home sellers the advantages of a 24-hour a day, seven-day a week opportunities, open house viewings scheduled on weekends, and home buyers private showings at their convenience.

Darby said, “Video tours include both single and multi-scene views of the interiors and exteriors of ERA Justin listed properties. Online visitors can tour properties at any hour, from their home, office, or from anywhere in the world. The expectations of today’s real estate home buyers and sellers are high, and as millions of viewers use the Internet to look for a home, it is critical to have the best tools to promote our listings online. Our tours help potential buyers view a property’s attributes so much better than just a text description or a single photo of a house; for example, with exterior photos consumers may view the other side of the street and next door. ERA Justin Realty offers this additional service to each of our sellers on every listing that we market for sale.  When we post a video tour, it is available on our websites, www.ERAJustin.com,  www.ERAJustinRealty.com,www.Realtor.com and many other sites from which we market our seller’s homes.  Hundreds of area sellers select ERA Justin Realty as their Realtor of choice each year as well as thousands since we began in business in 1950. We work to exceed their expectations and that makes us truly proud.”

Continuing, he said, “Online video tours also increase a listing’s exposure to potential buyers, which our home sellers find very attractive. More exposure means more pre-approved buyers to potentially see each listing.  More exposure potentially brings more buying contracts to be considered, giving each seller a better opportunity to sell their house at a higher price. Buyers who view video tours are strong, interested prospects.  There is no cost to our sellers for this added value service.”

Buyers and Sellers interested in learning more about ERA Justin Realty’s online video tours can reach any of the ERA Justin Realtor agents and they will be pleased to provide extensive details as well as a seller’s (CMA) comparative market analysis of the current market value of their home at no cost or obligation.

Darby added, “We are knowledgeable, focused and have working relationships with varied multiple listing services, age over fifty-five communities and first time buyers and will be pleased to provide you with introductions to these communities, share listing amenities and provide private showings to locate a specific house, villa, multi-family or condominium that will suit your needs. By reaching out to us, the arduous task of locating the perfect house can be streamlined. There is a difference in real estate companies. We ask buyers and sellers to compare.  Our philosophy includes exceeding expectations of what our team is about.  We don’t offer just real estate basics; we are as comprehensive as possible. In that way we know that our buyers and sellers will hold us in the highest regard as we create a successful transaction for you.”
