ERA JUSTIN REALTY OFFERS SUCCESSFUL CAREER OPPORTUNITIES

Jennifer Darby Metzger and Ron Darby, Broker Co-owners of ERA Justin Realty suggest with real estate trends, careers and technology changes ERA Justin Realty offers one of the strongest mentor training programs for both new and experienced agents in a fast paced real estate industry.

ERA JUSTIN REALTY OFFERS SUCCESSFUL CAREER OPPORTUNITIES
“Are you in a career where you help others achieve their career goals? We are!” According to Ron Darby and Jennifer Darby Metzger, broker owners of ERA Justin Realty, an award winning local company, “Real estate agents help buyers and sellers achieve their goals every day and we do the same for agents who join our firm.”

Darby and Metzger speak from great experience. They have hired, trained and guided agents to great success hundreds of times. Many ERA Justin Realty agents have been with the company for up to 30 years.

“As real estate trends change, technology changes & career needs change. In fact, ERA Justin Realty offers one of the strongest mentor training programs for both new and experienced agents. Real estate moves at such a fast pace we want our agents to be professionally trained so they can be on the cutting edge. We also give our agents the greatest buyer base potential with stronger diverse advertising; full page color advertising of our listings in the South Bergenite, two company websites, exposure on the top real estate websites and on television. This brings an abundance of potential buyers to our agents while giving our sellers more marketing exposure than many other firms. Our ‘Winning Edge Teammate Advantage’ benefit package is exclusive to our company. We proudly have a major market share driven by a superior level of support,” says Metzger.

Darby’s career began as sales manager of K Realty building that brand into a successful 5 office firm with two Rutherford offices, plus offices in Lyndhurst, North Arlington and a South Jersey location serving Stafford Township and Long Beach Island. From the Stafford Township office he was responsible for construction of nearly 200 custom single and multi-family dwellings. He was later encouraged by Justin Tokarski, founder of Justin Realty to form a partnership to duplicate the success he created at K Realty. Darby says, “I had known of Justin’s impeccable real estate reputation as a broker and past mayor of Rutherford. He called me asking for a meeting. We agreed that I join him, and the rest is history. Now thirty-five years later, ERA Justin Realty is a ‘Top-100’ ERA firm worldwide and is the recipient of the ‘ERA Commitment to Excellence’ award. For these reasons, agents both newly licensed and experienced who join us have the potential to begin strong earnings immediately.”

Metzger, after graduating from college with a degree in Earth and Space Science Education to become a high school science teacher, decided to join the family business as a real estate professional. After 3 successful years as a Realtor, she went back to school to further her real estate knowledge and became a Real Estate Broker. Trying to combine her original love of teaching with her real estate knowledge, she once again returned to the classroom and obtained her Real Estate Teaching Certificate, which gives her the ability to teach real estate as a state instructor at a school or university. She was honored as the 2013 Realtor of the Year at the RealSource Board of Realtors from approximately 3,000 members. Metzger’s experience in sales has made her a natural leader of the company. Almost 20 years as an agent herself allows her to coach her agents to success. “True love for this business has defined our business culture. We have surrounded ourselves with energetic people who share that love and it has been the key to our success. We have fun together as we work to help people accomplish their real estate goals. New and seasoned agents are attracted to our agency for the energy we share as a team. We are also a team of ‘learners’, learning from each other and those in the industry that are on the cutting edge. We strive to provide the most up-to-date technology and service as well as be the best educated in the business,” added Metzger.

Continuing, Darby said, “Credit for our company success also goes to our exceptional staff of agents, who exceed customer expectations daily. We are thrilled to have a publication of over 700 reviews. One is an honor but over 700 has become a tradition, an honor above all honors. Proudly we are the #1 office in closed Rutherford transactions for 14 consecutive years, and we are working on 15!”

Cathy Vick Offers Suggestions for a Smooth Sailing Purchase

Cathy Vick Offers Suggestions for a Smooth Sailing Purchase
If you are contemplating the purchase of your first home, congratulations! As you probably know, buying a home is one of the biggest financial commitments you can make. It is also a process filled with excitement. To help keep you sleeping soundly, here are answers to three questions that concern many potential first-time homeowners, answered by ERA Justin Realty sales agent Cathy Vick.
“ERA Justin Realty has generated multi-thousands of home purchases and is the #1 realty office in closed Rutherford, NJ transactions for the past fourteen years based on statistics from the New Jersey MLS. Today new generations entering the market are wanting to buy their first home. ERA Justin Realty serving the communities in Bergen, Passaic, Hudson and Essex Counties has sold multi-thousands of homes to first time homebuyers since their opening in 1950,” said Vick.
Vick added, “Seeing shifts in the industry from buyers markets to sellers markets as well as varied shifts in mortgage interest rates, historically their buyers have enjoyed both the benefits of home ownership as well as value appreciation over the years.  Since ERA Justin Realty’s early beginnings, the firm has since served referrals of the children and grandchildren of their original purchasers.”
She continued: “Question #1: How do you decide what to look for in a home?  It’s easier than you think. Sit yourself down and list what’s important to you in a home. The purchase of every home involves making tradeoffs, so be sure to prioritize your list. One element is architectural style. Do you prefer a Colonial, a Cape Cod or a modern look? An important factor to consider is living space. How much room do you need right now, and to meet anticipated needs?  Make a list of features that mustbe a part of your home. Perhaps that Olympic-size pool and tennis court can be put off for another day, but you may absolutely need an eat-in kitchen now! It’s all a matter of your taste and personal style.
Question #2: Where should you begin the search?  That old real estate adage about ‘location, location, location’ aside, choosing where to live is usually determined by your personal circumstances and desires.  Do you have a particular community, or even a particular block, in mind? What is it about the location of your new home that is most important to you? Do you prefer an urban, suburban or rural setting? Consider proximity to work, schools, shopping, entertainment and houses of worship. Once you’ve narrowed your list of potential candidates, the Internet can be an excellent tool for learning what a particular community has to offer.  We offer extensive websites at www.ERAJustin.com  andwww.ERAJustinRealty.com where you can view all of our listings with descriptions, extras offered, as well as our 1000’s of homes section where you can literally view thousands of homes currently on the market.
Question #3: How can you find financing that makes sense?  With varied choices and prices, homes have seldom been more affordable. Interest rates are lower than we’ve seen in decades. Innovative financing plans are available to fit a broad range of needs for qualified buyers. Still, the last thing you want to do is start out in your first home saddled with an uncomfortable level of debt. Seeking the advice of a professional who can give you the information on financing options that match your qualifications is a big step in the right direction.  Once you’ve narrowed your search, talk to one of our ERA Justin Realty agents who serve the community you’d like to call home. We are trained to assist and help guide you through your purchase every step of the way. Our websites reach around the globe to bring up-to-date information directly to you. The path to finding your first home can be fulfilling and even fun!”

Investment Division at ERA Justin Realty

Jennifer Darby Metzger and Ron Darby Broker Co-owners of  ERA Justin Realty in conjunction with Danny Simone and Lee Schilare are expanding the company’s investment division.  Both coming from a strong listing and sales background at Century-21 Eudan Realty as a team, Simone said, “We are eager to continue our ever-growing career with ERA Justin Realty and expand the investment division with my business partner Lee Schilare.”

Schilare added, “With twenty plus years of real estate experience, specializing with sellers and buyers, my ability to guide them through the process from beginning to closing is my dedicated process.  We always work to exceed expectations be it a purchase, sale, brand new construction or one of our many investment opportunities.”

Darby offered, “It is our belief that people do not want to be sold something. What people want is for someone to help guide them to make a well informed decision. As professionals, it is Danny and Lee’s purpose to share their knowledge and experience as they continue to expand our investment division. As your trusted Realtor agent, it is their goal to serve you within their excellent partnership team.”

Metzger added, “There are many types of real estate: Industrial – These are manufacturing buildings and property, as well as warehouses. The buildings can be used for research, production, storage and distribution of goods. This is sometimes considered commercial real estate, even though the zoning, construction and sales are handled differently. Land – This not only includes vacant land but also working farms and ranches. There are several specialties within vacant land, including undeveloped, early development or reuse, subdivision and site assembly. Residential – This includes both new construction and resale homes including condominiums, coops, townhouses, duplexes and vacation homes. Commercial Real Estate – This includes shopping centers and strip malls, hotels and offices plus medical and educational buildings. Apartment buildings are often considered commercial, even though they are used for residences, because they are owned by businesses to produce income.”

Continuing, Simone stated, “I am always looking forward to meeting new buyers and sellers and offer my knowledge and work ethic to accomplish their goals. Schilare continued, “My successful business background with strong customer service and my determination to exceed buyer and seller needs prove successful at the completion of each real estate transaction. Danny and I chose to be with ERA Justin Realty because of its sixty-five plus years of success and a professional and welcoming office team.  They are a long time area real estate firm with thousands of satisfied customers and clients.”

Metzger concluded, “There is a difference in real estate companies. Attending on-going advanced training, seminars, round-table discussions with industry leaders and focus groups are what we continually do at our firm. We believe, in order to exceed seller’s expectations of what a real estate agent is about, we don’t learn just the basics. We want to learn, know and teach much more than is ever expected of us. In that way, we know that our buyers and sellers will hold us in the highest regard. Danny and Lee are an important part of this process as we expand our industrial division.”

ERA Justin Realty  buyers and sellers have put their thoughts of the company in writing. They have on file for review, Real Estate Results In Writing their report of nearly 800 reviews from satisfied sellers and buyers.

Ron Darby, Broker Co-owner and ERA MDA Chairman for New Jersey for sixteen years said, “It has been the focus of our entire staff of agents to raise tax deductible donations to send as many children to MDA summer camp as possible. We reached out to all of the business firms and individuals we transact business with throughout the year to send in their donations large and small.  Donations were pooled in an effort to send children to the  MDA summer camp for a week.  In the past we had focused on raising funds for MDA research, but we now focus to give these children an immediate positive experience.  Due to the untiring efforts of our staff and those who donated, the MDA youngsters are enjoying a week in the country in a structured environment to fit their abilities.
Our ERA Justin Realty team of over 30 never stopped until our summer goal for our MDA youngsters was met. Additionally, we chair the ERA Brokers of  NJ fundraising. In total, by year end we hope to achieve collective totals approaching $25,000.
Each year MDA supports nearly 90 summer camps across the country. Whether in Alaska or Hawaii, in California or New Jersey, at MDA camp barriers simply don’t exist. Pros and Cons of Verbal Real Estate Negotiations~ERA Justin Realty ~Fara Espandi Overview~

Pros and Cons of Verbal Real Estate Negotiations
~ERA Justin Realty ~Fara Espandi Overview~
Negotiating a home purchase can be an arduous process. Drafting the purchase offer can take hours depending on the situation. After all that, the seller may or may not find it acceptable, and modifications may be necessary. Buyers usually focus on price when they think of striking a deal with the seller. But the purchase offer encompasses all the terms and conditions that will apply if the sale goes forward. Sellers often don’t accept the buyer’s first offer in its entirety. For instance, the seller might like the buyer’s price, but not the date he wants to close the sale. Or, the buyer could ask for possession of the property when the deal closes, and the sellers might need to rent back for a while, a rarity but a possibility. It’s common for buyers and sellers to engage in several rounds of counter offering back and forth before they arrive at a contract that’s mutually acceptable. This can take days. One way to short-cut the process is through verbal negotiations and then including those terms within the contract document.
ERA Justin Realtor agent Fara Espandi said, “For example, sellers of a property received several offers. Two of the offers were close to what they were hoping for. Rather than countering back and forth, they asked their listing agent to talk to the real estate agents who represented the buyers who made the two best offers. The sellers wanted to know if either or both of the buyers would be willing to pay more in order to wrap up the deal. The sellers reached a verbal agreement with one of the buyers, which was promptly solidified in writing. When house hunting, It’s critical to keep in mind that verbal agreements to sell real estate aren’t binding. To be legally enforceable, a contract to buy real estate must be agreed to in writing by both buyer and seller. One prospective buyer learned this lesson the hard way. He preferred to negotiate verbally with the seller for the purchase of the property. After several days of verbal negotiations, the buyer and seller reached a verbal agreement on price. The details that make up the entire purchase agreement hadn’t been discussed. When the buyer finally sat down with an agent to put his offer is writing, other buyers were expressing interest in making offers. One of the other buyers did step forward with a written offer for a higher price that was presented to the seller along with the offer from the buyer who had initially made the verbal offer. The sellers happily accepted the highest offer, which was much better than the offer made by the buyer who preferred to wait to put his offer in writing.”
Espandi continued, “Buyers and sellers often feel that negotiations about issues that are less significant than the price can be carried out with less pressure on a more casual verbal basis. But, until you have a fully ratified written contract, you don’t have a binding agreement. Further, during the attorney review period between buyer and seller, further contracts can be submitted for review and consideration. So, if another offer shows up before you’ve agreed in writing to all the terms of your purchase contract, the sellers may be under no obligation to sell to you. Even if you’re diligent about committing your offer and all counteroffers in writing, both you and the sellers have the right to withdraw a counteroffer before it has been signed by the other party and acceptance has been delivered back to the party that made the counteroffer while the attorney review period is pending.
Like in baseball it’s not over till it’s over, your real estate contract isn’t binding until it’s signed by all parties and out of the attorney review period. Be sure to consult a knowledgeable real estate attorney if you have any questions about a time period when you have a binding contract.
“There is a difference in real estate companies,” continued Espandi.  “Presenting consumer information, we believe, is in order to exceed sellers expectations of what ERA Justin Realty is about, and we don’t offer just the basics.    In that way, we know that our sellers will hold us in the highest regard.  Our sellers have put their thoughts in writing. We have on file for the asking, ‘What people are saying’ our report of over 700 reviews and testimonials from our sellers and buyers.  No other area real estate firm can offer that,” she concluded.
All across the nation, a highly sought award that can be achieved in business is the J.D. Power and Associates award.  Outstanding business entities are honored and receive it.  ERA Real Estate was the recipient of the J. D. Power and Associates Highest Satisfaction for First Time Home Buyers Among Full Service Real Estate Firms Award.  For these reasons ERA Justin Realty should be your buying and selling Realtor of choice.

Over the two-day event, Metzger and other members of the ERA Young Leaders Network participated in team-building and motivational exercises during which they exchanged best practices and proven leadership tactics.
