Several years ago when the housing market was mired in real estate recession, buyers shied away from houses that needed work. The buyers who weren’t put off from buying completely were interested only in turnkey homes that were in move-in condition. But now the housing market is recovering and buying a house to fix up seems more reasonable, and is happening. There are basically two types of  ‘fixer’ buyers. One is the flipper who buys a house, spruces it up quickly and sells it at a profit. The goal is not to hold the property as an investment, but to find a buyer as soon as possible after the redo is complete.

Flippers should avoid buying houses that have major problems to remedy, which will eat into profits. A way to maximize profit and minimize carrying costs during the rehab period is to understand the lower price market and if possible buy with all cash. Buy in areas where employment and transportation are good so that you will have a pool of buyers for your product when it’s ready to sell.”

This information is critical to knowing how fast you can turn the property over to a new buyer. The other type of fixer buyers are those who buy for their own use. They do not intend to flip the property, but want to increase the value of the property over time while providing a roof over their heads. This type of buyer may be willing to pay more for a property than the flipper, but the price paid and the amount spent on improvements should be researched before making a purchase. Be sure to review how much the renovations will cost.”

Fixer buyers who paid high prices at the peak of the last market cycle possibly didn’t make a profit. The housing market has picked up and will hopefully continue to move in a positive direction. Each year for 15 years, ERA Justin Realty teammates proudly raise donations  for the MDA Summer Camp program. ERA Justin Realty continuing its fifteen year tradition of fundraising for Muscular Dystrophy, had a banner year for the kids summer camp program with the coordination of other ERA New Jersey offices, now approaching $30,000.00 for the program. Ron Darby, ERA’s MDA chairman for New Jersey coordinated the successful fundraising for New Jersey kids attending the camp.  Attending VIP day for the company were also friends and family, Fara Espandi, Cathy Vick, Michelle Korosy, Julia Dagistanli, Jennifer Darby Metzger, Cate Metzger, Carlie Metzger, Marina Cespedes, Carol D. Calamari and Glenn Elliot.

At MDA camp, kids with neuromuscular disease discover a world created specifically for them, and meet many other kids sharing the same needs and experiences. MDA campers dream about summer camp all year and often say it’s better than Christmas; some even say it’s changed their lives. Almost all campers agree that it’s “the best week of the year.”

MDA camp offers a fun and safe outdoor experience, along with opportunities to engage in a variety of activities such as horseback riding, swimming, adaptive sports, arts and crafts, camp dances and much more. In addition to all of the fun and friendship it offers, MDA camp enables campers to stretch their comfort zones and grow in independence as they spend a week away from home; permit someone other than their parents to provide personal care; and make new friends. Sure, there’s an abundance of fun and games at MDA camp, but if you talk to MDA campers, they’ll tell you the real benefits come in a much subtler form — the lifelong friendships, the increased self-esteem and confidence, and the chance to spend at least one week of the year in a place where physical disabilities are the norm rather than the exception.

For parents and guardians, MDA camp provides a brief break from their roles of caregiver for a child with neuromuscular disease. It’s a place where parents know they can send their children for a week of summer fun and, at the same time, be assured that their child’s medical and physical needs will be met by a team of dedicated health professionals and trained camp volunteers. MDA staff and volunteers assume all camper care, including physical and emotional support, allowing parents much-needed time to attend to their own needs and, in some cases, spend some special time with the camper’s siblings.

Jennifer Darby Metzger, broker co-owner said, “It has been the focus of our entire staff of agents to raise tax deductible donations to send as many children to MDA summer camp as possible and it all came again this year for all. We reached out to all of the business firms and individuals we transact business with throughout the year to send in their donations large and small.  Donations were pooled in an effort to send children to MDA summer camp for a week.  In the past we had focused on raising funds for MDA research, but we now focus to give these children an immediate positive experience.  Due to the untiring efforts of our staff and those who donated, the MDA youngsters are enjoyed a week in the country in a structured environment to fit their abilities.

Each year MDA supports summer camps across the country. Whether in Alaska or Hawaii, in California or New Jersey, at MDA camp barriers simply don’t exist. A child with a disability can just be a child among friends. MDA camp is a magical place offering a wide range of activities specially designed for young people who have limited mobility or use wheelchairs. MDA camp programs, although structured, are conducted in a relaxed atmosphere that gives campers an unmatched opportunity to develop lifelong friendships, share interests and build self-confidence. Activities range from outdoor sports such as swimming, boating, baseball and horseback riding to less physically demanding programs like arts and crafts and talent shows. Thousands of youngsters attend MDA camp each year at no cost to their families.

Julia is a people-person, fluent in English, Turkish and French and knows that strong relationships result in successful purchases and sales at our firm. “For many, we hardly want to think about closets, but the day is nearing if you are preparing for a fall 2013 sale. When your Realtor arranges for an open house or appointment, you will no doubt make sure everything is tidy and clean. The dishes are put away, beds made, litter box cleaned. But, what about your closets?  Storage is a number one priority with home buyers. They want to make sure they have a place to put their stuff. Will your closets prove to be a selling point?
 
Ready? You get a phone call. Friends are dropping by for a few minutes, so you toss everything into the closet – toys, coats and whatever. When your guests leave, you swear you will get to it tomorrow. Sometimes, tomorrow never comes. After a while do not remember what is in there. It is now time to de-clutter and de-stress with your sale just around the corner.

 
Everyone loves lots of closet space. Closets are where we keep clothing, shoes, storage for seasonal items, sports equipment, linens and the endless supply of home necessities. The problem is it can become an out of sight, out of mind issue. Since these things reside behind a closed door, they do not get much thought until the day we absolutely have to have that one thing in the very back.

 
It is not going to go away by itself, so take time to tackle it head on and get organized. Allow lots of time for this task. You probably won’t be able to get through it in a day or even a weekend. Remember, it took you a long time to accumulate these items. You cannot expect to clean them all out in a few hours. You might want to tackle this chore in chunks of time, allowing a few weekends to get totally through the process.

 
You will find yourself agonizing over many decisions. The rule is, if you haven’t worn it for 2 years, toss it. If it is a gift that Aunt Emma gave you 5 years ago and something you will never use, it’s time to dispose of it. (Just don’t tell Aunt Emma.) Pretend you are moving to smaller quarters, whether you are or not, and you can only take the things you truly love. If you are having trouble, enlist the help of a friend who can be relentless.
Begin with clothing and shoes. Most of us keep favorites around far too long. Donate to a charity. There is someone out there who will put your items to good use. Place everything in piles: (1) Keepers; (2) Maybes or Yard Sale; and (3) Donations. 

 
Toys and seasonal items are a little more difficult. If the kids have outgrown those old skates, pass them down to a friend. Holiday decorations can tug at your heartstrings, but if they are broken or no longer hold their luster, out they should go.  If you cannot bear to part with them, pack them in a storage box. By the time the de-cluttering is finished you should have room left over. Books, toys and clothing that are going to a charity should be boxed up or placed in plastic bags. If you are considering a yard sale, try to tag as you go along. You might also set up a free table and usually everything will go to good use.

 
Most of us are drowning in paper. When you start sorting through paperwork, promise yourself to handle each piece only once. Papers that belong to other family members should be sorted and then handed over to that individual. Control newspaper and magazine pile-up by vowing to discard each issue by the time the next one arrives. On Sunday, Saturday’s paper goes out whether or not it has been read. The same thing goes for magazines. Some offices or charities are happy to have them, especially hospital waiting rooms. As for regular bills, they can be organized with a portable file box.”

If you are contemplating the purchase of your first home, congratulations! As you probably know, buying a home is one of the biggest financial commitments you can make. It is also a process filled with excitement. To help keep you sleeping soundly, here are answers to three big questions that concern many potential first-time homeowners.
Question #1: How do I decide what to look for in a home?  It’s easier than you think. Sit down and list what’s important to you in a home. The purchase of every home involves making tradeoffs, so be sure to prioritize your list.  One element is architectural style. Do you prefer a Colonial, a Cape Cod, Ranch or a modern look? An important factor to consider is living space. How much room do you need right now, and to meet anticipated needs?  Make a list of features that must be a part of your home. Perhaps that Olympic-size pool and tennis court can be put off for another day, but you may absolutely need an eat-in kitchen now.  It’s all a matter of your taste and personal style.
Question #2: Where should I begin the search?  That old real estate adage about “location, location, location” aside, choosing where to live is usually determined by your personal circumstances and desires.  Do you have a particular community, or even a particular block, in mind?  What is it about the location of your new home that is most important to you?  Do you prefer an urban, suburban or rural setting? Consider proximity to work, schools, shopping, entertainment and houses of worship. “It’s always hard to predict how long it will take to find a home to buy. Given the current limited inventory environment, it may take you longer than it would in a balanced market, but waiting and waiting may not work in your favor. Although patience typically is a key component of your home search feelings, when a home you like a lot comes along quickly in your search, other buyers may have the same idea. You could end up in competition and you may not be the winning bidder,” suggests Ron Darby, ERA Justin Realty Broker Co-owner.
Denise Leonessa, a Realtor salesperson who joined ERA transferring from another area firm offered, “Plan to look at every new listing that comes close to satisfying your wish list. Accept that you won’t find everything on your wish list. Successful buyers make sacrifices. Just make sure to make intelligent compromises, being sure that a home you buy will suit your needs for years to come.
There are benefits to seeing a new listing that’s a possibility for you in person rather than looking at it only online or having your salesperson describe it to you. In a low-inventory market, it’s vitally important to become focused. Follow up quickly if you plan to make a purchase as the listing may be sold to another buyer who also had seen the house. If you’ve educated yourself about local market pricing, try to distinguish a listing that is fairly priced.
Some real estate salespersons encourage their buyers to make an offer even if they haven’t a chance because they feel it gives buyers a chance to get their feet wet. The problem with this approach is that after going through the process and losing out four or five times, you may feel burned out and drop out of the house hunting search altogether. Have your salesperson watch for listings that may have lingered on the market as those sellers may have a strong degree of motivation when your offer is written. This type of listing may be a buying opportunity in today’s market.”
