 Most of us appreciate the aesthetic value of historic homes, and have even been known to fall in love with them from time to time.
Joana Iliescu of ERA Justin Realty Co. has increased her educational outreach centering on the preservation of historic properties. making her familiar with architecture that spans more than three centuries of history, highlighting both high-style and vernacular buildings ranging from stately Federal mansions and handsome Italianate row houses to modest Queen Anne cottages and mail-order bungalows.

Joana suggested, “It’s amazing how a single motif can call up a whole architectural style. Motifs act as a kind of visual shorthand — when we see fishscale shingles, we think Victorian. When we see zigzags, we think Deco. When we see curlicues, we think Spanish, and so on. More and more homeowners have an impressive grasp of architectural styles — due, no doubt, to ‘This Old House’-style TV shows and instant Google searches. Lots of people are able to sense when things don’t seem to fit together right. So unless you aim to be eclectic, try to limit yourself to a few favorite motifs, and apply them consistently. If you use segmental arches, for example, don’t mix them with round ones — the first speaks Italian, while the second screams in Spanish. For similar reasons, don’t mix double-hung windows with sliders, Art Nouveau with Art Deco, divided lites with glass block, and so on. All of these pairings come from very different eras and sources, and they’ll get along none too happily in one facade.  If you’re not sure which motif goes with which style, consult some books on the style or period you’re interested in. Find five or six examples of buildings you really like, and take note of the motifs they have in common. Then, pay equally close attention to the things you don’t find, and you won’t be confused by mixed-up motifs.”

It was just fall, but within a blink a chill is now in the air, the malls are all decked out with holiday displays, shoppers are out and about and it’s also beginning to look a lot like Christmas at Rutherford’s Kip Center, the areas recreation and nutritional citizen center, where area residents enjoy daily activities and lunch programs. Holiday trees and decorative wreaths have brought much cheer to the Kip Center located at 55 Kip Avenue for its annual Festival of Trees and Wreaths, as well as much needed donations.

Holiday displays abound with participants who are as busy as holiday elves getting ready for the upcoming Kip Center drawing, when dozens of decorated trees and wreaths will be given to winners through their annual holiday drawing. The event helps raise needed donations used to fund the varied activities at the Center. Trees/wreaths/centerpieces will be judged for the Most Beautiful, Most Original/Creative, and Best Use of Theme.

“Home sellers increasingly are ordering pre-sale home inspections to make reports available for buyers to review before they make an offer. By doing so, they hope to avoid renegotiations that can occur if the buyer’s inspections reveal defects that weren’t disclosed to them before they made an offer,” according to writer Dian Hymer, stated ERA Justin Realty consultant, Cliff Boan.

 Ask your real estate agent for an inspector’s opinion. If some of your agent’s past clients used the inspector, call the inspector and inquire.

Cliff added, “Home inspections often recommend further inspections by other professionals, such as roofers, plumbers, electricians, contractors or engineers. Few sellers complete all recommended further inspections before they market their homes. It’s hard to tell from a written report whether a further inspector recommendation is in response to something questionable that the inspector discovered, or whether it’s simply an inspectors precaution of a possible future issue.
Before you rely on a report, have a conversation with the inspector to find out if there are issues of serious concern that need further investigation. In competitive markets, where overbidding is the norm, many buyers choose to rely on the sellers reports and forego an inspection contingency.  This may not be risky if the sellers have provided current and complete reports from reputable inspectors and the buyers have a wealth of home owning experience. Experienced homeowners have an advantage because they can often assess how much it will cost to repair defects even if the sellers don’t provide estimates. Buyers who don’t fall into this category should include an inspection contingency in their offer.”

One of the first things to do if you’re thinking about selling is to walk through your home and examine it with a critical eye, making mental notes of the possible imperfections overlooked for years. Drapes may be faded from years of sun exposure. If you have children or pets, the interior doors and baseboards may be nicked and need paint. The floors might look worn. It may strike you that the place needs some work.
 
James Severino with his team of Realtor agents, those staging homes for years suggest, “Painting and floor refurbishing are sometimes good ideas. Painting the interior of your home may be one of the most cost-effective improvements. Buyers typically pay more for homes that are in move-in condition. The main reason being that first impressions play a big part in selling homes. When buyers walk into a home that looks bright, inviting and comfortable, they feel good. When most buyers walk into a vacant home or one needing work, many people have a hard time imagining what it will look like when it’s furnished by them. They walk into an empty living room wondering how they’d furnish it.”
 
 He continued, “A strategically furnished house creates a more pleasurable viewing experience and eases the process of buying. Some experienced buyers have moved so many times that they’ve developed the knack of visualizing their furniture in an empty space. But, you are likely to sell your home for more money if you can appeal to the entire pool of prospective buyers, not just those who have a particular expertise. You can certainly sell your home vacant but as a second choice. The question is how much more could you sell your home for if it was attractively furnished?”
 
Dian Hymer, author of “House Hunting, The Take-Along Workbook for Home Buyers” and “Starting Out, The Complete Home Buyer’s Guide, wrote, “A listing in Oakland Hills (Calif.) was put on the market. It had a great view, but was vacant. It did not sell on the market during a time when all well-priced listings in the area were selling. The listing was temporarily withdrawn from the market and staged with furniture and accessories. It was put back on the market at the same price and sold right away.”
 
James added, “Our talented agents who stage homes, and the cost of staging your home for sale may seem prohibitive, but needn’t be. Many sellers who stage their homes for sale use their own furniture after removing extra pieces and rearranging the rest. Some draperies can be removed and often don’t need to be replaced, For selling purposes, it’s important to let in as much light as possible.
